First things first, if for any reason you need to cancel your scheduled real estate photo shoot, kindly give us 24 hours' notice. If cancellation is made within that window, we reserve the right to charge a cancellation fee of $50.

Now, let’s talk about preparing your property for the shoot. We will always do our best to capture your home’s best angles, but we need your help. Please make sure the property is tidy and accessible. If we arrive and the site is not prepared or we cannot access the home, we reserve the right to cancel the appointment and charge a $50 cancellation fee.

Our photographers will not move any items or stage the property, but they may adjust minor things such as window coverings, and pillows, or turn on/off lights to enhance the scene. We want to capture all the best features of your property unless specific aspects are requested by the agent or the homeowner.

Once the photography session has been completed, we won’t be able to cancel the service. The agent will be charged the full price of the package ordered. In addition, the Photographer will not retouch images in order to disguise any known defects and/or physical structures such as cracks in walls or driveways, power lines, water towers, etc.

To ensure the photographer’s safety, please ensure that there are no hazards on the property, and please make sure that pets are supervised and out of the camera’s view.

We always aim to provide the highest quality service and images possible, but please note that a messy and dirty house will produce a high-quality photo of a messy, dirty house.

Our corporate headshots are designed to showcase your professionalism and personality. We'll work with you to create a headshot that helps you stand out from the crowd and make a great first impression.

Also, we are not liable for any service interruption or cancellation due to weather or Force Majeure.

If the weather is not ideal for exterior shots, we can still proceed with interior shots, or we can reschedule for a better day at no extra cost. If we are delayed for any reason, we will notify you and try to keep within the allotted time slot.

Please note that no alteration of photos produced by MLS Photo services is permitted by anyone other than MLS Photo services beyond resolution changes. No use of Photoshop or other image-altering software is permitted on any product by the client or associates.

Any work requested outside of the planned service may incur a fee. This includes additional time on site and alteration to photos beyond the true scene. Any tolls incurred while traveling to and from a photography shoot location will be billed to the client at the time of final invoicing.

We guarantee a 24-48 hour turn-around (usually sooner) on listing photography from the time the photographer leaves the property. Delivery times on products other than listing photos vary and are not guaranteed within 24-48 hours.

Finally, we operate on a fee for service basis, and all monies owed are payable upon delivery of images, regardless of the sale of the home or other conditions. We accept online credit/debit card payment via PayPal invoicing (standard fees apply) or check. A service charge of $35.00 per item, regardless of the amount of the check or the reason it was returned, will be applied for returned check collection.

We serve an area of up to 35 miles in one direction from our location in Fort Myers. Any trip longer than 35 miles one way will incur a travel charge of $35.

The exception to this is for commercial or special projects that may require additional travel. In those cases, the travel fee will be negotiated and agreed upon prior to the shoot.

All images produced by MLS Photo Services remain the copyright of MLS Photo Services. Usage is granted to the client for the duration of the listing, for the sole purpose of marketing the property. Any usage of the images beyond this scope must be negotiated and agreed upon in writing by MLS Photo Services.
